The Cliffs: Property Tax

Your responsibility for the payment of all real estate property taxes on your lot begins after the date you sign your Real Estate Sales Contract. The current tax rates are as follows:

County Tax Rate: $0.62 per $100 of assessed value

School Tax Rate: $1.54 per $100 of assessed value
For example, the owner of the least expensive, unimproved lot in the subdivision can expect to pay approximately $250 per year in property taxes, while the owner of the most expensive, unimproved lot may pay around $4,500 per year.
Assessment & Setting of Tax Rates:
- The assessed value of your lot is determined by the Palo Pinto County Appraisal District in Palo Pinto, Texas, based on the fair market value of the property.
- The county tax rate is set by the Palo Pinto County Commissioner's Court, and the school tax rate is set by the Palo Pinto I.S.D. School Board.
Please note that the assessed value, tax rates, or both may increase or decrease in the future. There are no additional real estate property taxes assessed against your lot at this time.
Consequences of Non-Payment:
If you purchase a lot using an installment contract and fail to pay the taxes when due, we may be required to pay these taxes to prevent a lien from being filed by the taxing authorities. Should you refuse to reimburse us for these amounts, we reserve the right to foreclose on your lot.
